Variance for a Special Exception and Tiny House to be Placed at 910 12th Street for April Hudson…: City of Shallowater Public Notice   The City of Shallowater would like to give all interested parties the right to appear and be heard at the council meeting on Tuesday, the 19th of November, 2024 at 7:00 p.m. in the Police Department Training Room, 607 Ave G, Shallowater, Texas on the issue of a special exception for April Hudson at 910 12th Street to place a 34’ X 16’ tiny house on the west side of Shallowater Flowers and Gifts. The special exception is for the tiny house to be used as a residence in a commercially zoned area.  There will be an 8’ fence around the tiny house and it will tie in to the existing water and sewer lines of the flower shop.  The shop and the tiny house cannot be sold separately.  The tiny house is restricted from being utilized as a residential rental property in the future as well. This variance will also allow for the size and height of the tiny house to be placed at the location described above.   This variance, if granted would allow them to place a 544 square tiny house to be used as a residence.  The plans meet all required setbacks.  Any questions or concerns may be directed to City Hall, 806-696-4300.  Thank you

Public Hearing for Proposed Annexation of 4.35 Acres north of 1294 West of New Hope Church for Kelly Munson

          The City of Shallowater, Texas proposes to institute annexation proceedings to enlarge and extend the boundary limits of said city to include the following described territory, to wit:

 

A 4.35 acre tract of land off of the South end of that certain 140.36 acre tract of land conveyed by Warranty Deed from the Lance Morris Trust For Family Members to Kelly J. Munson, and Kristin E. Munson, dated February 4, 2016, and recorded as Clerks No. 20164806, located in the SW/4 of Section 22, Block D-5, Abstract No. 855, E.L. & R. R. RWY. Co. Survey, Lubbock County, Texas, being further described by metes and bounds as follows:

 

BEGINNING at a railroad spike found in pavement of State F.M. Highway 1294, at the Southeast corner of said SW/4, the Southeast corner of said 140.36 acre tract, for the Southeast comer of this survey;

 

THENCE N.88°03′ l 5″W., along said State F.M. Highway 1294, the South line of said Section 22, a distance of 405.8 feet to a railroad spike found in the Northeasterly right-of-way line of the B.N. & S.F. Railroad, at the Southwest comer of said 140.36 acre tract, for the Southwest comer of this survey; (Bearings are referenced to the Texas Coordinate System of 1983, North Central Zone. Distances and area are surface.)

 

THENCE N.42°30’35″W., along said Northeasterly right-of-way line of the B.N. & S.F. Railroad, at 63.0 feet pass a 3/8″ iron rod with cap marked ‘”WOE INC.” set in the Northerly right-of-way line of State F.M. Highway 1294, in all 464.7 feet to a 3/8″ iron rod with cap marked “WOE INC.” set for the Northwest corner of this survey;

 

THENCE S.88°18’45″E. 729.8 feet to a 3/8″ iron rod with cap marked “WOE INC.” set in the East line of said 140.36 acre tract, for the Northeast corner of this survey;

 

THENCE S.l 041′ l 5″W., along said East line of 140.36 acre tract, at 290.0 feet pass a ¾” iron pipe found in said Northerly right-of-way line of State F.M. Highway 1294, in all 335.0 feet to the PLACE OF BEGINNING.

 

Public hearings will be held by and before the City Council of the City of Shallowater, Texas on the 16th day of March, 2021 at 7:00 p.m. and 7:30 p.m. in the Police Department Training Room, 607 Avenue G, Shallowater, Texas, for all persons interested in the above proposed annexation.  At said time and place all such persons shall have the right to appear and be heard.  The proposed zoning classification for the 4.35 acre tract is M-2 Heavy Manufacturing District.  The public hearings for the annexation of the 4.35 acre tract will be held on March 16, 2021 and the zoning classification to M-2 Heavy Manufacturing District will be held at the April 20, 2021 meeting and action will be taken on both items at the April 20, 2021 meeting.
